For example we follow a system for routine inspections called the 3×3 rule. Firstly you divide your property into 3 zones;

  • Front zone (garage, driveway, fences etc)
  • Middle zone (all internal areas)
  • Back zone (backyard, fence, gutters etc)

I love this system because zoning can be done with any property type weather it’s commercial sheds, a block of flats or a freestanding house.

Then we ask 3 questions in each zone
1. Tenant care – is the tenant taking care of the lawns, driveway, hedges etc
2. Risk – can someone be hurt? Loose handrails, overhanging tree branches, cracked pavement
3. Maintenance – long & short term
Repainting, gutter cleaning or gate mending
